1.) Arrival and departure
Arrival is flexible and can take place from 3:00 p.m. Departure must take place by 10:00 a.m. on the day of departure at the latest. Other arrival and departure times can be agreed individually with the landlord. A (partial) refund of the rent due to early departure is generally not possible.
2.) Special requests and additional agreements are generally possible. They require written confirmation from the landlord.
3.) Dogs, cats and other pets
For hygiene reasons, bringing pets is generally not permitted.
4.) Non-smoking apartments
Smoking is not permitted in the holiday apartments, in front of the open apartment door on the terrace, and in all buildings of the Landhaus am Aremberg. This also applies to e-cigarettes.
We ask that you dispose of cigarette butts appropriately; they do not belong on the floor.
5.) Parties and bachelor parties
Parties and bachelor parties are generally not allowed.
6.) Payment
The rental agreement becomes valid when the deposit is received in the landlord's account. The deposit of 30% of the rental amount is due within 14 days of receiving the booking documents. After the deposit has been paid, the remaining amount is due seven days before the start of the trip. If the payment deadlines are not met, the landlord can withdraw from the contract. Additional costs for water, electricity, waste and final cleaning are already included in the price.
We reserve the right to release the holiday apartment for rent if the remaining payment is not made or if there is no response to our reminder.
However, this does not release you from our cancellation fees if the holiday apartment cannot be reoccupied.
7.) Resignation
You can withdraw from the contract at any time. The withdrawal must be made in writing. In the event of withdrawal, you are obliged to compensate us for the damage incurred if the holiday apartment not can be re-occupied:
If you cancel up to 3 months before arrival, 50% of the total price will be charged.
If you cancel less than 3 months before arrival, 90% of the total price is due.
We recommend that you take out travel cancellation insurance.
The date of receipt of your cancellation notice is what counts. Any amounts already paid will be offset. You can provide a replacement person who will enter into your contract under the stated conditions. Written notification is sufficient.
8.) Final cleaning
Final cleaning is included. We ask you to leave the holiday apartment in a neat and tidy condition.
This includes the washing the dishes, the separation and disposal of waste in the containers provided for this purpose, as well as a leaving the place in a clean condition the holiday apartment.
After the end of the stay, the apartment will be inspected by the landlord or an employee. If the cleaning effort is significantly higher than a normal final cleaning, an additional €40.00 must be paid for a general cleaning.
9.) Tenant's obligations
The tenant undertakes to treat the rented items (holiday home, inventory and outdoor facilities) with care. If damage occurs to the holiday home and/or its inventory during the rental period or the key is lost, the tenant is obliged to report this to the landlord immediately. Defects and damage discovered upon arrival must be reported to us immediately, otherwise the tenant is liable for these damages. A reasonable period of time must be allowed to remedy damage and defects. Claims arising from complaints that are not reported immediately on site are excluded. Complaints that are only received by the landlord at the end of the stay or after leaving the holiday home are also excluded from compensation. In the event of any disruptions in service, the tenant is obliged to do everything reasonable within the scope of his legal obligation to help remedy the disruption and to minimize any damage caused. On the day of departure, the tenant must remove personal items, dispose of household waste in the containers provided, and store clean and washed dishes in the kitchen cupboards.
Out of consideration for other guests, we ask that you respect the quiet hours from 10:00 p.m. to 7:00 a.m. Use of the
Garden area is permitted until 10:00 pm.
10.) Data protection
The tenant agrees that, within the framework of the contract concluded with him, necessary data about him may be stored, changed and/or deleted. All personal data will be treated with absolute confidentiality.
11.) Liability
The advertisement was created to the best of our knowledge. We are not liable for any influence on the rental property due to force majeure, power and water outages and storms that are common in the country. We are also not liable for unforeseeable or unavoidable circumstances such as official orders, sudden construction work or disruptions due to natural and local conditions. However, the landlord will be happy to help resolve the problems (as far as possible). The landlord is not liable for the use of the games and sports equipment provided. The tenant's arrival and departure are at his own responsibility and liability. The landlord is not liable for personal items in the event of theft or fire. The tenant is fully liable for deliberate destruction or damage.
12.) Final provisions
Photos and text on the website or in the flyer serve to provide a realistic description. 100% correspondence with the rental property cannot be guaranteed. The landlord reserves the right to make changes to the furnishings (e.g. furniture) provided they are of equivalent quality. Should one or more provisions of these terms and conditions be or become invalid, this will not affect the validity of the remaining provisions. The invalid provision is to be replaced by a valid one that comes closest to the economic and legal intention of the contracting parties. German law applies. The place of jurisdiction and place of performance is the place of residence of the landlord.
